Guest Accommodation

Reservations are confirmed upon the receipt of payment equivalent to the first nights stay.
Deposit is non-refundable.  Any cancellations must be received at least 14 days prior to your due date of arrival otherwise the full balance will be chargeable.  You may therefore wish to take out holiday insurance if you have concerns about cancellation.
All accounts to be settled on arrival, by cash, debit or credit card. If you wish to settle by cheque, then we must receive it by post at least 14 days prior to your arrival.

Towels and bed linen are provided

Deposits may be returned in line with government guidance regarding COVID-19, please adhere to current restrictions

Self Catering Flat

Any cancellations must be received at least 30 days prior to your due date of arrival otherwise the full balance will be chargeable.  You may therefore wish to take out holiday insurance if you have concerns about cancellation.

Towels and bed linen are provided and you are responsible for keeping the flat in a clean and tidy condition, including on the day of departure.

All reservations

Rooms will be available from 3pm on the day of arrival and should be vacated by 10am on the day of departure. Early arrivals are welcome by prior notice - please call us on 07828 695694.

For the safety of all our guests we enforce a STRICT NO SMOKING policy throughout the guest house. If we believe that smoking has taken place in the rooms then a £30 charge will be made to the room and the occupants will be asked to leave with no refund.
If damage is found to have occurred whether through smoking or other burn marks (from items such as hair straighteners or clothes irons), or there is destructive damage, then a charge to cover the replacement of the damaged property will be made.

 Where deposit/payment is made by credit or debit card, we reserve the right to charge all monies due, including any cancellation or damage charges, to the card and your booking with us unconditionally confirms your acceptance of this condition.

We also reserve the right to refuse to accommodate any person who, in our reasonable opinion is not suitable. In such cases all charges will be refunded.
